While much of our work is focused on helping Israeli companies bring their incredible technologies to the US market, it is important to remember that Israel has attractions outside of its innovations in Telecommunications, Software, Life Sciences, Energy, and Security.  Our new Strategic Plan recognizes this fact, and recent activities have been promoting and developing specific non-technology offerings from Israel.

The Israeli Fine Wine event (story below) was a great way for our members and guests to enjoy the fruits of the burgeoning wineries that are winning accolades from connoisseurs throughout the world and creating awareness and demand for them in the Southeast.  The Professional Committee’s investigations into Real Estate have shown already that Israeli investors have an appetite for commercial and residential properties in various sections of the United States, but they don’t know much about the great values and superb network we can offer them in Atlanta and the Southeast.

Of course, the Chamber will continue to “mine” the traditional technology sectors that have been the hallmark of our efforts for the past ten years.  But we won’t hesitate to build serious business activity between the Southeast and Israel in the non-technology side as well.

Members and Guests Enjoy Israel’s Fine Wines

Over 230 Chamber members and guests braved torrential storms on March 1st to experience the vintages of some of Israel’s established and up-and-coming wineries.  Held at Atlanta’s Financial Center, the Israeli Fine Wine Event featured tastings from Agur, Barkan, Ben Haim, Binyamina, Carmel, Castel, Galil Mountain, Golan Wineries, Hamasrek, Margalit, Recanati, Saslove, Sea Horse, Tulip, and Yatir, representing a sampling from the North, Central, Judean Hills, and Negev regions.

Guiding the “tour” was noted Israeli wine expert and author Tal Gal-Cohen.  The representatives of the wineries were impressed with the large and enthusiastic response of the attendees who included representatives from restaurants, hotels, and caterers.

Co-sponsored by AICC and American Israel Educational Institute with the Consulate General of Israel to the Southeast, the event enjoyed the support of the Jewish National Fund, Israel Ministry of Tourism, Atlanta Jewish Times, Delta Air Lines, Intercontinental Buckhead, SunTrust, Aaron Importers, BluNuvo, FlexHR, Gambrell & Stolz, Metrotainment Cafes, WMLB, CarterBaldwin, National Distributing Co., United Distributors, Shelly Kublanow ReMax, Westside Village Imports, and Pearlman Associates

June Medical Mission to Israel
AICC’s Medical Committee is organizing a delegation to Israel in conjunction with the BioMed 2007 conference in Tel Aviv, June 5-7.  Mission participants will have the opportunity to enjoy this outstanding industry event that is organized by Israel’s Life Science Industry Association comprised of Israel’s leading companies, incubators and venture capitalists in the biosciences.  Additionally, the delegation will visit medical device, biotech, and pharma companies in the Galilee and have one-on-one meetings with Israeli companies of greatest interest.

“This is a wonderful opportunity to connect with Israel’s amazing technologies and strengthen the Southeast’s reputation in Israel within the Life Science community,” said Charlie Harrison (Critical Strategies), chairman of the Chamber’s Medical Committee who will lead the delegation.

The mission is geared for large and small businesses, investors, research institutions and economic development organizations focusing on bio-pharma and medical devices (including the delivery of services to the industry) that want targeted access to industry experts, cutting-edge technologies, investors and private and public industry representatives.  For further information, contact Tom Glaser, AICC, at 404-843-9426 or tom@aiccse.org.

Delek Adds to Gas Station Holdings in the Southeast

The Franklin, Tennessee-based US subsidiary of Netanya-based Delek Group, has announced an agreement to buy 107 gas stations from Dalton, Georgia-based Calfee Co. through its Mapco Express subsidiary.  They will pay approximately $65 million, excluding inventory, for the stores, which are located primarily in East Tennessee and northern Georgia with the stores operating under the Favorite Markets brand and fuel is sold under the Conoco, Shell and Marathon brands.  The deal is expected to close in the second quarter.

According to Delek US Holdings President and CEO Uzi Yemin, this acquisition will help Delek build on the recent purchase of 43 convenience stores in southeast Tennessee and northwest Georgia.  “These transactions are representative of the opportunities that exist, allowing us to continue expanding our retail business within the highly fragmented markets in which we operate,” he said.

Is Real Estate Booming in Israel?

Prices of owned apartments, by region, 2006 increase
(average percent change from 2005)

Source: Central Bureau of Statistics

As reported in The Marker, Israel’s economic and financial daily, the New York Times recently published an article praising Israel’s real estate market, describing it as “more attractive than the Hamptons.”  The article made special reference to the real estate market in Tel Aviv and Jerusalem, and indeed there is clear evidence of luxury apartment blocks being constructed in Tel Aviv, and of the purchase of luxury apartments — mostly by foreigners — in Jerusalem

But the question is whether there is a boom in Israel’s real estate market as a whole, or only in the luxury part of this market?  The most up-to-date information on apartment prices clearly does not show an overall boom (see graph).  Apartment prices did increase on average in 2006 by 5.5%, but price increases were concentrated in Jerusalem (12%) and Tel Aviv (5.3%), the two areas mentioned in the New York Times article, and also in the Sharon area (5.2%).

Not surprisingly, apartment prices in Haifa and the Northern region declined, in the wake of the July-August 2006 war, which principally affected that area of Israel, but in other areas, not affected by the war (Gush Dan, Central, Southern), there were no significantly positive price developments.

This lack of overall recovery in real estate remains a dilemma, given the strong recovery of macro-economic activity over the past 3-4 years.

Even regarding the luxury market, analysts are asking about the economic sense behind all the luxury apartments being constructed at the present time in the Tel Aviv area.  The luxury market is a limited market, and it is not clear that there will be sufficient demand to match the supply of these new luxury apartments.

Tracking the Israeli real estate market is likely to be extremely interesting for the foreseeable future.
